Quoted example (subject to dates and screening): 2-Bedroom Deluxe, 92㎡ — ¥1,620,000 / month. Rate includes electricity, water, gas, internet/Wi-Fi, front-desk service, and twice-weekly housekeeping. Service charge and consumption tax do not apply to the monthly rental rate quoted by the operator.

Lease terms (operator standard)
- Minimum stay: 1 month
- Cancellation: no charge 16+ days before arrival; 50% of 1-month rent within 15 days
- Termination: 1 month prior notice
- Deposit: none under 90 nights; 1 month's rent for stays over 90 nights (refundable after inspection)
- Screening: individual ~10–14 days; corporate ~2 weeks–1 month (weekdays)
Remaining days beyond full months are billed at a daily rate based on a 30-day month. Availability is first-come, first-served and can change before a reservation is confirmed.
What the operator confirms
The operator lists 83 apartments and a minimum one-month stay. Its published room examples include a 43 m² studio, a 52 m² one-bedroom and a 93 m² two-bedroom. Every apartment is described as having a full kitchen; the property also lists a residents' lounge and co-working space.

What to confirm before booking
The two-bedroom example accommodates a different household from the smaller units; confirm sleeping configuration, desk arrangements and laundry equipment for the offered apartment. Ask in writing about pet acceptance, cleaning and parking terms for the specific booking.

This is the neighbourhood-scale Oakwood — Azabu-Juban streets, not a Midtown or Marunouchi tower. The 92㎡ 2-bedroom is a genuine family footprint at a quoted rate that sits above the general 2BR band on the short-term page, because utilities and housekeeping are already in the number. Front desk is 7:00–22:00, not 24-hour; if overnight concierge is a must-have, look at Mori Living or the Hills towers instead.
