I personally designed and implemented a corporate housing program. I supported two expat colleagues through their high-end relocations — from property search to lease signing to post-departure tax arrangements. I saw how much better the experience could be with someone who genuinely understood both sides: the company's policies and the individual's needs.

Yasuhiro Maruyama began his career in the Real Estate Division of Nippon Life Insurance Company, where he gained comprehensive experience in domestic real estate investment as an institutional investor — managing property acquisitions and dispositions, lease negotiations, property management, and eminent domain matters, developing rigorous investment criteria and conservative risk management methodologies.
He subsequently joined Hudson Japan, the asset management arm of Lone Star Funds, as an Asset Manager responsible for real estate portfolios with a focus on hotel properties. His responsibilities included portfolio due diligence, formulation and execution of value-add strategies, and investor and lender relations, through which he acquired global-standard investment management expertise.
Following graduate studies abroad, he held senior finance positions at global technology companies in Japan, where he was involved in investment decision-making for global operations, cash flow management, and capital raising strategies. During this period he also designed and implemented a corporate housing program, personally supporting expat colleagues through their Tokyo relocations — including post-departure tax representative arrangements.
Through over 20 years of experience across domestic institutional investment, global private equity, and global technology companies, he has established unique expertise spanning conservative asset management and aggressive growth investment, domestic and international markets, and real estate and corporate finance.
He founded Edo Partners K.K. to provide transparent real estate advisory services to overseas investors and high-net-worth individuals in Japan. In his personal capacity, he also has hands-on experience in land acquisition, custom home construction, and disposition of inherited properties — combining both investor perspective and practical property ownership experience.
As a bilingual professional in Japanese and English, he facilitates seamless communication among investors, financial institutions, and end users in cross-border transactions.
