Methodology
Source: A real estate transaction database operated by a designated distribution organization, accessed through Edo Partners K.K.'s membership as a licensed brokerage.
Scope: Tokyo Metropolis contracts in the stated month; no ward restriction; monthly rent at least ¥500,000; rent excludes management fees. Rows without floor area, below the rent threshold, or with rent/area above ¥100,000 are excluded. Zero or negative area is also excluded to prevent invalid division.
Exclusions: This month, 6 records with rent per square metre above ¥100,000 were excluded from the analysis.
Statistics: Rent median, median of each contract’s rent/area, arithmetic mean of each contract’s rent/area, and median floor area. Monetary aggregates rounded to the nearest yen (half up); median area to 0.1㎡. All supplied property types remain included.
Presentation: Aggregated median rental prices and transaction counts for Tokyo Metropolis leases at ¥500,000/month or above, excluding records without positive floor area or above ¥100,000/㎡. No unit-level or building-level transactions are published.
Limitations: A sample, not a census or constant-quality index. Groups below five contracts are withheld.
